We had an amazing experience working with Kim and Denise with K&M rentals!!! We had somewhat of a unique request to reserve 4 of the homes around the Bass Lake area for our families and friends attending our intimate wedding weekend, and Kim was very flexible, responsive, and attentive to our requests. We ended up using the Acorn House as our reception “venue” as she does allow hosted events at this property, and it was beautiful! Cannot say enough great things about the Acorn House, Nisenbaum, The Embers, and Moosehead - we are already trying to figure out when we will be back! Thank you Kim & team for making our wedding weekend possible!

Worst property management company I’ve ever seen. Upon arrival for a Labor Day weekend with our family we had dinner and sat in the living room for a while before going to our separate bedrooms. Right off the get-go, we realized the house did not get cleaned well. Even so, we didn’t look into it much since we were with family. Once we began unpacking into our rooms, all of us realized that the bedsheets were stained with crumbs inside the bedding (along with being some of the most uncomfortable beds we’ve ever slept on) and smelled unwashed along with the towels provided. Then, upon further inspection of the house and our poor children’s feet - we realize the floors were FILTHY. Now, we are not neat freaks, but we do not prefer seeing black feet after being INSIDE of a home and walking around. On top of that, it seemed nothing was moved to vacuum underneath - under the couches was loads of dog hair, when we moved the kitchen mat to the side there was dog hair all underneath the sink cabinets and under the dining table as well. The ceiling fans also had such a thick layer of dust we didn’t want to turn any of them on as our kids have seasonal allergies. The rental company stated not to contact them after hours (8 pm), so we waited until morning. We washed our bedsheets and towels with the detergent we brought (since they didn’t provide any). When we contacted the rental company - they stated they wouldn’t do anything since we did not contact them within 2 hours of arriving so the issue was automatically on us. Mind you, the listing states no pets and we certainly didn’t arrive with any dogs. Even so, we continued requesting to get the situation remedied and the only party that helped was Airbnb themselves. This rental company also acts against Airbnb policy (as the Airbnb contact support staff informed me) since they kept telling us we only had two hours to report BUT upon further investigation Airbnb policies state that all guests have 72 hours upon arrival to report issues with cleanliness. They don’t seem to expect guests to do their own due diligence and look into the rules. They also stated that the dust and dog hair is a “deep cleaning” issue which they aren’t required to provide - but once again the minimum requirement for hosts on Airbnb in terms of cleanliness states the house is to be “free of extensive dust, pet dander…” which clearly was not the case and Airbnb support assured us they are in the wrong. They continued to tell us that the cleaning person was there for 2 days prior to our arrival and they had “proof” which was the receipt and ring camera and would not listen to us when we said how do they know what was cleaned inside just based on an exterior video? The owner stopped by on our last day and we explained everything to him - he was appalled and said that’s unacceptable and mentioned that he does not want a bad review. We let the rental company know that the owner was shocked and doesn’t want any bad reviews therefore we reiterated if there was a way to get our cleaning fee back. They proceeded to accuse us of extortion even though we did no such thing (anything but take responsibility I guess).

(It’s bed sheets and towels that were stained and the photos are shown below) All we asked was to get our cleaning fee back which Airbnb has on their site that if a host doesn’t meet certain expectations then you have grounds to get that reimbursed for a service not given. Airbnb themselves handled our issue and paid us back the cleaning fee after seeing these same photos (you think they would’ve done that if we were in the wrong?). This company also lied on multiple occasions - telling us their 2 hour policy superseded Airbnb’s (don’t use the Airbnb platform if you don’t like their policies maybe?), and stating that dust is a yearly cleaning problem while Airbnb support staff assured us that homes must be free of dust and pet dander. Nobody complained about having a dog stay there before. It’s not our job to be vacuuming and cleaning the floor while on vacation - the cleaning fee should cover that.

Rented a house from them for Labor Day and went there with our kids hoping for relaxing weekend. Once we got to the house we spend all first day doing laundry because all bed sheets and towels were beyond disgusting then wiping all horizontal surfaces because they were all covered with dog hair. The next day we contact them with some pictures and they just blew us off seeming not to care at all. After we asked to refund the $350 “cleaning fee” they right away started threatening us and calling us scammers for some reason. So we contacted Airbnb who were on our side right away and put this company on probation. After that I decide to check their company with Better Business Bureau just to find out it wasn’t there. After looking up their address it’s just a small office in the middle of Wyoming with over 1000 companies listed there. If you Google the address you will find that they are scammer shell corporations. After reading several Reddit posts about that address it’s pretty clear that they are a scum company.

The property had potential but several issues made the stay less enjoyable. Cameras were placed excessively, creating a sense of being constantly watched. The ice maker wasn’t hooked up, and controlling the thermostat required contacting the owner via an app. Only four towels were provided for a five-day stay with no washer/dryer available, which was inconvenient. The walls were thin, making it easy to hear conversations between floors, and there were no TVs in the rooms. The deck had loose screws, and some boards were unsafe. Lastly, the backyard water feature wasn’t functioning. We also had an issue with the locks, as the code changed unexpectedly and we had to wait for alternate access. Despite these drawbacks, the location was quiet and convenient, close to stores, parks, and local attractions like a nearby football park. With a few key improvements, this place could offer a much more comfortable stay. Rating: 3.5 stars, with potential for 4.5 to a 5

K&M have been managing our STR and are wonderful to work with. This is our first season doing this and I feel they really have gone the extra mile for us when we've needed it. They make sure our house looks great, that the guests are happy, and so are we!

Very unprofessional and not honest.

And no, I'm not review bombing anyone here, simply sharing my experience with the way K&M operates. K&M is entitled to their opinion and can live by their "rules" that somehow override everything else. But I'm also entitled to have my own opinion regarding their manner of business, to have services provided that I paid for, and to be treated with fairness and respect. That has not been the case in my experience with K&M unfortunately, therefore my review of K&M is that they are unprofessional and dishonest.

After renting many airbnbs this is the worst experience we ever had. Upon arriving to the house we didn’t notice much, the house looked organized and seemed very cute. The hosts seemed very friendly and responsive at first. When sitting at couches my son dropped his gold fish on the ground and when he picked it up to eat I noticed some white hair with his gold fish. When I grabbed it out of his hands I noticed it was dog hair. I grabbed a broom to sweep the gold fish out of the carpet and I noticed dog hair over the carpet, under the couch, and under the coffee table. I also noticed my sons white socks where completely black after running around the house for an hour. We grabbed a vacuum to clean everything out since we came with small children. When entering our rooms we discovered dirty bed sheets so we took them off and washed them. Next morning when most of us took a shower we noticed that the towels were smelling really bad and they looked really old. That wasn’t surprising since in their policy they instructed the guest to wash the towels and throw them in the dryer. Since laundry detergent wasn’t provided you can imagine how clean the towels were. We sent them a message with pictures asking them to waive a cleaning fee of 350 dollars since the house wasn’t clean. They told us No and told us we had 2 hours after arrival to let them know if the house wasn’t clean which goes against Airbnb policy. We didn’t ask for a full refund which we payed over $2,000 dollars plus cleaning fee. We didn’t yell we just said it would fair if you refund us the cleaning fee since the house was clearly not fully cleaned. We told them that we will write a fair review if the issue gets resolved. To wich they began calling us scammers and telling us we were dishonest extortionists. For the amount we payed waiving a cleaning fee shouldn’t be a big problem. Not only did they threaten us they will suspend are for dishonesty the told my sister “I hope you sleep good at night not worried about bad karma” . I will never rent a home through them ever again and would recommend everyone to do the same. They have zero professionalism and I hope the home owners find a better company to work with.
