We rented two cabins #44 and -#43 through Bavarian Brook Rentals for Thanksgiving week and weekend, and it was a terrible experience from start to finish. The cabins were infested with rats, and we even saw one eating from our dog’s food bowl one night. Rat droppings were everywhere, and when we brought this to the company’s attention, they admitted they were aware of the issue but did nothing to fix it.

One cabin had no heat despite temperatures dropping to 20 degrees. We reported this at check-in, but instead of addressing the problem, they made us drive into town to pick up space heaters that barely worked. The cold made it impossible to use the kitchen in that cabin, and the bathroom was located downstairs, where it was freezing. To make matters worse, the door to one bedroom kept getting stuck, and my daughter was trapped inside at one point. The front door wouldn’t close properly either.

The cabins were also filthy. We found cobwebs, trash, food, and even solo cups under the beds. The kitchen sink in one cabin reeked of sewage, and the staff admitted they had heard about this before but still didn’t address it. The sheets didn’t even fit the beds properly, and there was no trash service—we had to haul our garbage into town ourselves.

On top of all this, we had to scrub the kitchen ourselves just to prepare Thanksgiving dinner. The rags we used turned black from the dirt. Charging a cleaning fee when we had to do all the cleaning ourselves is outrageous. We spent most of our time huddled upstairs in one cabin just to stay warm, which completely ruined our holiday.

The lack of customer service was appalling. Despite reporting every issue, no one lifted a finger to help us. We even had to return the barely functioning space heaters to the office ourselves at checkout.

This company clearly doesn’t care about their guests. The entire experience was miserable, and we should have received a significant discount or refund. I would never recommend staying here to anyone.

WHATEVER YOU DO DO NOT STAY IN ANY OF THEIR PROPERTIES!!!!!!!! WE STAYED IN CABINS 44 and 43 for thanksgiving and both were DISGUSTING!!! My parents cabin (44) had a rat in it and had NO heat! The management didn’t seam to care and told them to come pick up heaters if they wanted heat… our cabin (43) had the worst sewage smell coming from the kitchen sink. We bought baking soda and cleaner to try to get rid of some of the smell. Like it was so bad I wanted to vomit smelling it and I tried to stay out of the kitchen/living room as much as possible. Both cabins had rat droppings, cobwebs everywhere, and looks like it hadn’t been cleaned in MONTHS. The counters were sticky and we had to clean the whole kitchen upon arrival. Again DO NOT STAY IN ANY OF THEIR PROPERTIES. Management DOES NOT care when you bring anything to their attention. It’s a health risk at this point

Cabin #62 needs a lot of renovation and repair.

During my first nights stay, I called the front desk asking to please have a manager call me regarding issues we have found. He let me know he can try and request they call me, but not to expect a call back? I didn’t receive a call.

I called the front office back during the second day of our stay to again discuss my issues. The lady stated she/management knew nothing of my issues I wrote about below as no one has previously complained about them. I let her know that is untrue based on previous Google reviews with similar issues from 5 months ago (kicking myself I didn’t see them before reserving this cabin). I also attempted to send this review via email to ensure management sees it - received an error that the email address is unable to receive mail (they use this one to send out invoices)?

The kitchen had dirty plates, a broken microwave (a second one is on the counter) and VERY minimal supplies- what was supplied was either broken, bent, cheap or coated with old food.

The kitchen table has a plug in light with only one of three bulbs working.

One already used paper towel roll was provided.

The downstairs bathroom shower head isn’t installed correctly and is spraying over the shower curtain onto the ceiling near the overhead light and onto the floor - creating a safety hazard.

The sliding door in downstairs bedroom doesn’t lock and there is no light outside for the hot tub and grill area.

Upstairs bathroom light is dim, toilet paper holder is broken and the door does not engage shut or lock. The window in the bathroom does not lock.

There are no exhaust fans in bathrooms or kitchen and no screens on windows or doors.

The upstairs bedroom door does not close all the way shut (lady at front desk admitted to knowing about both upstairs doors not working). The upstairs hall light does not turn off unless you move the switch “off” halfway.

Light over TV in family room either doesn’t work or we were unable to find the light switch - but that’s good cause the blades are coated in dust.

The air filter was covered in many years of filth and was disgusting! I asked for a new one during my second day stay phone call and was told they don’t have any in the front office but she will try to have someone buy one and drop it off 😕

A lady showed up during our second day stay to drop off steak knives (there was only one in cabin), a tray of silverware and coffee mugs. She also provided a new air filter which we then gladly gave her the gross one. You can tell she was surprised and disgusted by it.

Place was extremely dusty. Trash from previous tenets were under beds. Poor tv connection, would lose connection frequently. No trash bin on site, the lady host on site told me I had to throw the trash bag across the street which was so high I had to toss it with force. Overpriced for the poor cleaning job. Didn’t feel comfortable. Definitely not worth the price I paid.

Close to Festhalle. Our room 6A smelled like an ashtray but it's non smoking? No smoke detector. Towels are so stained it makes you wonder if they are clean. There is a coffee maker but you have to bring your own coffee. No shampoo or blowdryer in the room was unexpected, but I should have called and asked I guess before booking. One bed sags on the edge so it's hard for 2 people to sleep together. Would stay at a hotel or cabin next time.They did offer to refund our $ if we went somewhere else due to the horrible smell so that was nice, unfortunately we had 2 rooms booked and probably wouldn't have found availability the last weekend of Octoberfest.

Rivers Edge Condo #104 was right next to the river to watch tubers float during the day and enjoy quiet at night. Really nice furniture and very clean. Separate bedroom with jacuzzi tub was wonderful. King size mattress was old but soft and comfy. Kitchen was good but could have used a few more items. A decent chefs knife, a blender, a grater and salt & pepper would have been nice. The ice maker and a/c worked perfectly! Overall we had an excellent stay. Spent most of our time (when back at the condo) on the covered deck overlooking the river. Nice chairs and table. We had a problem with the dryer knob not working but ladies in the office came to our rescue and dried our 1 laundry load for us. Julia was very friendly and helpful. We met our next door neighbors via deck and walked to play bingo with them. Really good location with an easy walk to the shops and restaurants. We will definitely be back and hope to stay in the same condo.

This is our fourth year at Bavarian Brook and it’s always been great for the price but it has seriously declined. Especially room 15 (we have stayed here two years prior). The wet stained floors, moldy smell, black floors, stained towels, and gunky showers were enough for us to decide to stay somewhere else next year.

Was there for Oktoberfest for 4 days. The room was just as cute as could be. Plenty of room for us. Beautiful view all around. We walked everywhere in Helen. We will be back for more.
