We have caught the owner and our property manager in a list of lies. They’re trying to charge us to replace 20 year old carpet in our old house even tho we were told we wouldn’t be accountable for it. They told us our lawn had to be in premo condition to move out but the new lawn was never taken care of when we moved to another house of theirs. They continue to ignore requests to get it taken care of. The owner tried to STEAL $735 of ours that wasn’t his to take. Once we contacted our lawyer and he contacted his a check was written to us and they didn’t even have the right address even tho we currently rent from them and they know our current address. They charged us $330 to our account for “cleaning” even tho we paid a $600 cleaning deposit and they refuse to explain it. This was all before the deposit was even taken or sorted out! We have proof of countless lies we were led to believe. Every single person at this office has lied to us at some point in time. I’ve tried to civilly work this out with the owners of the company. I simply get ignored. I posted asking about them in a local group and got countless comments of how shady they are. I was going to buy my first house off of them next year. They screwed that up by lying and trying to steal from us. This is a horribly disorganized company. STAY AWAY!

I was a tenant of theirs for almost 2 years. The property we leased was vacant for sometime and needed a cleaning. Genesis stated they needed the utilities turned on before their cleaners to come out. This delayed us moving in and afterwards looked the same as we found it. The dryer vent was off of the dryer causing lint to be everywhere and a fire hazard. After moving the dryer to replace the brittle old vent I saw cat waste and handfuls of cat litter, obvious signs of no one cleaning the property properly. I replaced burnt out light bulbs with scrutinized or little reimbursement from Genesis. I asked if security doors could be added, the owner agreed to pay for just materials. Some of the other locks were in bad shape and needed replaced of course not included for reimbursement. The fridge was 12 years old and needed replaced so a service tech came out who was incompetent. He said the fridge worked fine even though it froze items on the fridge side or defrosted items in the freezer. I replaced the entire unit for an out of pocket expense of $1175, I was reimbursed $1000. Justification was that is all the owner allotted for during an appliance shortage. The $1175 was half price because I worked for Lowes. The property is in much better condition now and we are being charged $556 for the cleaning of an immaculately clean property. James Mahoney stated and per our lease agreement the $175 cleaning fee was all we were liable for. They lie and benefit from great tenants beware and look elsewhere for property management or landlord needs.

I lived in two rental homes (Pinetop Lakes Country Club area) managed by Genesis and had a great experience with both homes. Anytime we had any issues, it was handled promptly. Move out was smooth both times. Suzanne and Brigid were friendly, responsive, and professional. Based on my experience, I would highly recommend Genesis Property Management.
