The house is stunning, the views words cannot describe. Me and my wife were looking for a place to connect and rest and we got it and some! The host are super friendly and amazing cooks! Dinner and breakfast from scratch, delicious! ? if you ever get a chance to visit and stay I suggest you take it! We are going to be regulars!

Overall, this is a wonderful little bed and breakfast, located on top of one of the Ozark Mountains, and directly across from one of the best public overlooks off HWY 7.

The proprietors of the B& B Cliff and Sandra are very welcoming and accommodating.

They have 2 bedrooms in the main house that share a bathroom, all on the second floor. You get access to the front porch to watch the sunrises and sunsets. The bathroom does not have a shower, only a bathtub, so this is something to consider when booking, this however was not a problem for us.

They also have a small cabin that you can rent, I did not get pictures, but it also had a very good view of the Arkansas Grand Canyon. The cabin is outfitted with a shower and a tub, and it also has its own deck.

They are working on building an additional 2 bedrooms rooms, which will also share a bathroom. In this new building, they also plan to build a tea room above the new accommodations.

Cliff has great recommendations for places to see, visit, and eat in the area! He is like a regular Google Map! He was able to give us explicit directions to different places to go that were so good, I could have gotten there without GPS.

The only things that were a bit of a problem were the bedrooms overnight got very hot. (We stayed when it was in the 90s outside) their air conditioning was set at a comfortable temperature but I think once you close the door to the room, there is not enough air flow so it got pretty warm at night. Not their fault. Once I turned the fan on high, it was more tolerable. They may want to consider adding a minisplit A/C to each room in the main house to be able to allow guests more freedom to adjust the room for their preferred sleeping preferences.

They did not offer a food selection, but rather just made what I assume they make for everyone. We enjoyed the breakfast, Sandra is a fantastic cook! But if you want something else you may want to mention it when booking, because they make an apple pie type thing for breakfast, which may be an issue if you are a diabetic or have dietary restrictions.

Overall, I would strongly recommend staying here, and like I said, addressing and dietary restrictions upon booking if needed.

We will certainly be back to see the new tea room!

You’re not getting all this at Holiday Inn!
THINGS TO KNOW: Reserve by phone, send deposit by mail, ring the bell and they’ll meet you at the door. Refreshingly lower-tech reservation system, but with all the modern amenities for your stay.
CHOOSE either second floor in the main house, or a cottage on the property. Cottage, cool decor and maybe more privacy. Main house, stellar views and a private veranda. This review for MAIN HOUSE.

You won’t find more warmhearted hosts. Clint and Sandra are as comfortable as your next-door neighbor.
Sandra’s decor sense is unfailing; it’s beautiful but not cluttered. The house feels lovingly restored, but they’ve actually used the best details from 100 years ago in a well-planned newer build.
You’ll want to be able to do stairs in order to use the second-floor room and gracious veranda. Several sitting areas out there let you catch the breeze or retreat to the shade. Front-row seat to the sunrise, the stars coming out, and any lightning show or rain moving in over the mountains. It’s really peaceful on the veranda after dark. Just an occasional vehicle and a few frogs and crickets.
Right down the hall is a tasteful private bathroom with a heeeyuge soaking tub. You can reserve the extra bedroom also if you need two, but they don’t mix guests. The top floor is yours only.
The bed is tall, with a stepstool on one side. The mattress seemed high-quality, supportive and comfortable for our preferences.
For seating, two upholstered breakfast chairs comfortable enough to read in.
The room has windows to the east and west, allowing you to see both sunrise and sunset. West window, be sure to check out the morning fog winding between mountains.
A thermostat outside your room door controls the second-floor AC, great in summer since heat rises. No wifi here, but our US Cellular phone signal was strong.
A microwave, 5-cup drip coffeemaker and supplies, a small frig with cold water, orange juice and cream. Ample closets, a washtub of fun books.
And the breakfasts, the breakfasts! Ours included apple Dutch Baby and sausages one day, glazed orange biscuits and fabulous potato-pepper frittatas the second. They’ll bring it to the little drop-leaf table in your room or to your veranda.

DO. You might pay this much at a middle-class hotel, but you’ll enjoy things here that you’ll never get there. There’s no comparison.

We stayed there last summer and I forgot to give them a good review.

They let us reschedule when I threw my back out the day we were supposed to arrive. Very flexible ownership.

The food was delicious and one morning was served very early as we had to get a move on that day.

The room was clean and neat, the deck was really nice, and the bathroom was immaculate.

The Overlook Bed and Breakfast is one of my favorite places I have ever stayed at. The cottage is beautiful and very romantic. The deck has the most amazing view and is a great place to relax. If you stay here I highly recommend getting the dinner. The breakfast was decadent each morning. Do not even look at other places in Jasper. This place exceeded all my expectations.

My husband and I spent a night in the Treetop Cottage. The room was beautiful and very clean. The back deck overlooks the Arkansas Grand Canyon and it was such a relaxing night. The owners were very nice. Our breakfast was delivered to our cottage and was absolutely delicious! We can’t wait to come back again next year!

My husband came here for a camping trip. After 3 days in the woods we were in need of a shower and bed. Found this place after we stopped at a look out and called to see if they had a room. We got to stay in the cottage and it was amazing. The owners are so nice and brought us breakfast right to our door. The room is absolutely beautiful and the food was amazing. It is a perfect place for a little getaway.
