We stayed at “The Reserve,” and it was stunning! From the fireplace to the fire pit to the hot tub to the amazing showers, this was a one-of-a-kind experience and a true getaway to remember. The perfect blend between being outdoors and having five-star amenities. We will be back!

Mixed Experience at Hemlock Treehouse – Stunning but Poorly Prepared for Winter

Hemlock Treehouse is a beautiful and unique getaway, but unfortunately, our experience was marred by poor winter preparedness and unexpected costs.

While the treehouse itself was stunning, safety concerns made our stay challenging. There were no railings by the hot tub, which caused me to lose balance and fall—especially concerning in icy conditions. The next morning, I slipped again on the untreated driveway, as no salt had been put down. Despite reaching out multiple times with concerns about the weather, we were not given the option to cancel or reschedule. It was disappointing that no effort was made to prepare the property for winter conditions, despite our warnings.

Additionally, the pricing structure felt misleading. Beyond the daily rate, we were charged at least $200 in additional fees, including cleaning charges and cleaning insurance—despite leaving the space clean and causing no damage. We also incurred nearly $100 in taxes, bringing the total cost of our one-night stay to around $850. There was no mention of a deposit beforehand, so I strongly recommend clarifying all fees before booking.

Another concern was the lack of attention to detail. Upon arrival, we found a welcome sign with someone else’s names on it, which initially made us worry that the treehouse had been double-booked—an unsettling experience on our honeymoon. While it turned out to be a mistake, it was an indication that our arrival had not been properly prepared for. To add to this, the sheets had a noticeable stain, further diminishing the experience.

While the location and ambiance were wonderful, the lack of winter preparedness and the high costs made for a frustrating experience. If you’re considering a stay here in the colder months, be prepared for unsafe conditions and additional expenses.

Would I return? Maybe in better weather—but certainly not in winter!

When we left I said to my wife, "this is probably one of the coolest places I've ever stayed." We stayed in the Hickory treehouse, and did not regret our choice at all. The treehouse is well-built and beautifully designed. At this price-point they would do well to upgrade the cookware, cooking utensils, and toiletries they provide, but that is a minor complaint. Be aware that there are many steps (20 or so) to get to the entrance of some of the treehouses. Additionally, the roads all the way to the property are paved, but I would have been extremely uncomfortable without 4wd/awd once on the property. We drove our truck, but our minivan probably would have bottomed out a few times.

We spent the weekend in the Hickory house. It was absolutely beautiful. Everything about our stay was perfect. We had so much fun and can't wait to come back. It was so peaceful!

I would strongly recommend going somewhere, anywhere else. It was definitely not worth the price. The heating never worked. The staff said it was working when they were done cleaning yet when we arrived it was cold. We had to use a small space heater to keep warm. We were told if that was not enough, we could go up the hill and get another. After looking online I found a review about the exact same heating issue in the exact same treehouse, the Maple, from two months earlier. Apparently this was a problem for over two months and never fixed. They also said they came out and fixed it while we were gone the next day and that was a lie. It was never fixed. I felt sorry for the people who had the place after us. We never had any cold water in the kitchen or hot water in the bathroom. When we called about it we were told how to fix it ourselves. That's just wrong. It was extremely confusing what was complimentary and what was extra. It was almost like thay were trying to make you think something was complimentary and then later charge you for it. For the price they charged, everything should be complimentary. They furnished a lantern, with dead batteries. They furnished a flashlight, with no batteries. They furnished toys for your dog. My impression was they were extra if you used them. The firewood for the outside firepit was wet. Getting to the treehouse was dangerous. You had to make a blind turn while going down a steep hill. Thank goodness for surround cameras so we could see making the turn. No heat, no hot water bathroom, no cold water kitchen, no dry firewood, no batteries, almost 50 yard walk to the car, almost nothing complimentary and they never explained how they sterilize and clean the hot tub between guests. The wifi we were told to us was very unreliable. We were not able to stream anything to watch. We tried to watch a movie but after loosing the signal five times we quit. The TV in the living room, which was the only one, was probably the smallest one they could find, maybe 24 in. For what they charge, they should have a much bigger TV that is easier to watch as a family. We mentioned something to the staff about the wifi and they said that wifi was unreliable and we should try a different one. If you know your wifi network is unreliable when why mention it in your literature, mention the other network. This would be an idea, for the price they charge why not upgrade and fix the network to be reliable. All this and charged $1000/night. Many other places, probably nicer, more user friendly and definitely better priced in the area. Would never recommend going there.

My husband and I were scheduled to go to the Tree houses September 15. On September 10 I had a severe fracture to my wrist and had to have surgery. I called them immediately to see if anything could be done. I was not allowed to get a refund or to reschedule my trip. I asked them if they found another person to stay in my place if I could get a refund at that time, and they said that was not allowed. So essentially, they would be able to collect double the amount. I was very disappointed that they had no empathy or compassion and they didn’t try to work with me at all. We lost all of our money. I will not book with them ever again.

The good and the bad review of the "Maple":

First the good, as many reviewers have noted about many of the units, it is well-stocked with needed and courtesy amenities but at the price being paid that is the standard, not the exceptional. The unit was as described in photos and videos, wonderful setting, calm location with bonus of wood fired hot tub, fire pit and swing. They offer an informative app that is nicely detailed with virtually all info needed for your stay and the surrounding area. The unit was clean and just starting to show very minor signs of it's age. Unit manager communicated fairly quickly and offered any need help.

Second, the bad. We booked at the last minute, received a discount but both customer and host were benefactors. That being said, we had an injury sustained (no fault of Hocking Hills Treehouse) and asked if we could cancel our second day. My thought was that our last minute rental was "found money" for HHT and they would oblige. That was not the case and they simply suggested we take the second day as an opportunity to rest the injury. Note to all-buy the rental insurance.

Also, even worse than the injury was the "couch" in "Maple" (and I use them term "couch" very loosely), was absolutely useless in design and comfort. A group of two or more could not comfortable watch TV or sit together to converse, play cards etc. Other units all appear to have much more appropriate/comfortable seating opptions.

The last negative is that as the temperature dropped outside, we turned the temperature up on the split in the main room to no avail. The unit remained quite cool until we checked out. We would have notified the HHT team but it was only hours before checkout so why bother.

Interestingly, in HHT's literature, they ask that they be notified before giving a negative review. I honored their request (as I also rent oceanfront property and appreciate my renters offering the same opportunity), but never received a reply. As they say, "No reply is a reply."

For those interested in winter rentals, exercise extreme caution as one of the roads to Maple and other units would be impossible to traverse even with 4 wheel drive. I'm sure it would provide beautiful vistas but...

The fix is simple HHT-replace the couch and rethink what forcing an extra rental day might cost in negative exposure.
