drove 16 hrs from texas they said online they were 24hours arrived and they are closed no one is answering as well called priceline to just get a refund they are stating they have to confirmed we havent checked in with this hotel that is obviously closed . took pictures i am also sleeping in my car currently . i just reviewed the comments before writing this
review and this terrible to hear all these people traveling from many places unable to get a room here or their money back this hotel is basically scamming people with prefect images and a 24 hour service that they dont have and aren't returning peoples money but today an example will be set for this hotel if we don't receive our refund when they open . is all i have to say respectfully also i never traveled somewhere were there isnt 24/7 hotel service unless im missing something or do not know something thats crazy its also very dirty on the inside very sketchy place all other hotels around us are open but this one. strange ..... as also stated in many comments

THEY WILL ATTEMPT TO CHARGE YOUR CARD MULTIPLE TIMES. I've had to edit this review again to update more recent attempts.

Update 3-1-25. Since we left they attempted two more random amount charges. We had the card company block them and a police report has been filed.

First things first. The quality of the room is absolutely T.E.R.R.I.B.L.E. I had to clean the room myself before putting anything in here... There was dried baby formula under a lamp in the corner that rusted itself to the floor that smelled awful. There were still baby girl toys and pacifiers on the floor too. I mopped the floor and changed the water 3 times because it was BLACK. I bought a broom and mop JUST TO clean this place. I wanted to mop again, but ran out of time. The A/C cover keeps falling off... It landed on my 3 year old while he was sitting next to me on his tablet. It's been rattling since day one... All water fixtures are backwards which resulted in my 11 year old burning himself trying to shower... One light bulb in the 2 lamps, had to fix the T.V, the refrigerator doesn't look like it's been cleaned since it was put in and i also had to unclog the toilet... The door closes, but you can see light around the whole door and even pass a small toy UNDER the door... The microwave was also unplugged on the counter and when i picked it up to put it where it's supposed to go, there were roaches under it..

There's people out and about at ALL hours of the night. While they keep to themselves, they're loud. I'm also 99% positive i caught two young teenagers going through my neighbor's S.U.V. when i went out to smoke a cigarette. They jumped out and left the door open. I'm the king of trying to mind my own business, so i didn't try to play detective. My vehicle locks for a reason.

Upon checking in, the lady at the desk was polite and kind. We discussed staying for 2 weeks until our house was ready. I informed her of A.L.L. the occupants and pets. She ensured everything was ok, and even told us where she'd prefer we walked the dog due to children playing in the grass by the office. I respectfully obliged as i have children and understand as well.

There were no problems until they started trying to charge my card 2 days later without any reason or consent for $60 and another for $28. This is after we paid for the two weeks in advance, now. I keep my card locked for reasons like this. The charge doesn't add up to any fees.

4 days into our stay, the same lady confronted my 11 year old son about my dog that he was walking ON A LEASH WITH A 3PT HARNESS. The same dog we discussed prior. She tried to get him to say what room we are in but I've taught him to not tell strangers those things. He said she was yelling at him about pet fees or something. She never tried to contact us, just tried to charge my card $170 after viewing the cameras to see what room he went to after the confrontation.

Earlier today 2/24/2025 they tried to have "pest control" spray WATER in the room, but i denied access, since i was given no prior notice, and i have pets and children. They didn't seem to like that very much, so they waited until 10:30 at night to pound on my door to discuss these NEW TO ME pet fees and to claim someone tried delivering alcohol to my room. Which i absolutely did NOT do, nor did anyone even knock on my door prior. I went to the office to try to figure out what they are talking about, and the lady that checked us in is telling the young kid working what to say from the back room, instead of coming out there to tell me. I could hear what she was telling him, and she had an attitude.

AVOID THIS PLACE. IT IS VERY GRIMY AND MANAGMENT IS OUT TO ROB YOU. The only thing highlighted on the piece of paper he handed me at 10:30 p.m while my kids were sleeping was they will ask you to leave with NO REFUND of remaining days.

I'll be getting in contact with Choice Hotels ("corporate"), which oversees Suburban Studios for a refund on my 2 remaining days as we will be leaving tomorrow evening.

Absolutely horrible. We arrived late at night and weren’t able to get into our room because the office was closed but online it says front desk is open 24/7. Manager told us to call the emergency number when we arrived but didn’t answer and told us she had to turn her phone off because we were calling. The manager was very rude and charged us even tho we couldn’t stay due to their fault. Lots of sketchy people walking around. Would not recommend needs new management or to be shut down.

Positive: Nothing Negative: I didn?t get a chance to stay. When I arrived, there were like 4-7 police cars and people hanging outside and a women screaming. I was traveling with my kids and I didn?t feel safe. I also couldn?t get a refund.

HORRIBLE WONT COME BACK!! Didn’t even feel safe barely slept because of the filth can’t sleep in filth!! Didn’t even look like they tried to clean the room this place shouldn’t even be open people was up partying at 11 and 12 in the morning it was just horrible like I said won’t be back .

Very horrible I cannot tress this enough could not get a refund they trespassed us told us it was because we didn’t have an adult in the room when everybody but 2 people were over 18 19 20 22 22 and 21 and to 17 year olds we really was confused on why we wasn’t able to stay we payed over $200 on these 2 hotels for 2 nights and had to leave on are last night . Very very horrible service . I felt like the lady was being very racist and the rest of her employees room was nasty they got a attitude when we tried to change are pillow cases and sheets .
