The location was convenient to the beach but in a low budget area with other motel chains and one under construction. I was expecting a better experience given paying twice the cost of a Quality Inn or 3 times of a Motel 6. It was not a villa, but a renovated house. You could hear everyone and everything in their rooms. Parking was treacherous as you had to drive the car up a narrow driveway and park on the front lawn of the building. I was anxious about damaging the rental car although the gentleman at the front desk was helpful and accommodating and helped me to park the car. The bathroom had a large puddle on the floor when we arrived which we decided was from water coming though the shower door, the door knob fell off the front door when opened and the shower lever did not work well with very little water pressure. The free breakfast consisted of hard pastries, cereal, banana, apples and cold coffee. Trying to figure out why they charge a $10 resort fee as it's clearly not a resort. Not what you'd expect for $280 a night. Was definitely the worst value of all the places we stayed in from LA to San Francisco. Will not stay here again.

I’m writing this review with great pleasure, we found River View Villa hotel by accident on line (with two other travel sites); there were no reviews regarding it. We booked it anyway. It was an awesome hotel that provided wonderful service and the prefect accommodations. We only spent one night, it was clean, and quiet, yet very quaint. The staff member, Antonio checked us into our room and went over everything including where to park. The hotel provides free parking. We checked in with a breeze. The property had two buildings, one small home and large two story house which were converted into a hotel. It is beautiful, clean and friendly. The rooms in the small house (white house area) were small but comfortable, with air conditioner, flat screen TV. We got a great price for it. The River View hotel is located only 2 ½ blocks from the boardwalk, only walking distance. We plan a return visit real soon. Chet the co-owner will make you feel at home. During breakfast (included) Chet made his guest feel like family, which most hotels treat you like just a hotel visitor. We love this place and would recommended to anyone, better than those hotel chains. The maid called Gigi was a kick, she was funny and helpful, and never hesitate to help us out. If you book a room ask for Chet or Antonio, great people and worth it. Thank you all again.

Pro: great location, 10 minute walk to the boardwalk, 15-20 to downtown. Bed was comfortable Cons: nowhere to put your luggage; most of the floorspace is taken up by the bed. Incredibly difficult to park in the dirt lot - a low brick wall scratched up my car pretty bad. Breakfast was incredibly mediocre. No coffee/tea in the room You should park in the Rio Vista Suites lot next door when you go to check in and then have the attendant guide you in parking. I'd strongly recommend either bringing a small car or one with a high bed or one that you just don't mind getting a bit banged up Definitely not worth $270/night after "resort" fee and taxes

My husband and I booked a room a the River View Villa "Hotel" as a last minute booking for a romantic weekend. This is not a villa. It was $189 and after fees it came out to $222. For this price you are renting a room in a cheaply renovated house. Yes there is a model looking kitchen with dining table and kitchen amenities. NO silverware. The room comes furnished with a HARD mattress, television, small table located in front of the television, microwave, micro fridge and air conditioner. Off season you can do off street parking but parking if that is not a possibility they use their front lawn as parking. The instructions for parking are coming hit the palm tree then turn the wheel hit the fence and back in. It does not look that easy. Front desk is not available after 9pm.||||While the location is convenient to both downtown and boardwalk there are what appear to be really shady characters in the surrounding apartments and hotels.||||Overall our stay was tolerable but we won't visit again do the price and shadiness of the area. NOT A ROMANTIC WEEKEND.

My stay, which was on a weeknight during the off season, was excellent. The room was exceptionally well appointed, clean and quiet, and the staff people I dealt with were very friendly and accommodating. The continental breakfast was basic but very good. I had no problem parking right next to the hotel, but as my stay was during the off season, it might be a different story in the middle of summer. ||||Without being right in the middle of potential craziness, the hotel has very good proximity to both the boardwalk (a short 3 block walk) and the downtown entertainment/restaurant area (a 10 minute walk or less). I'd call it a very good location. ||||Overall, my experience was equal to what I would expect from a hotel costing about twice as much, if not more, and I would definitely stay there again.

River View and the Rio Vista next door, have been lovingly renovated and are simply gorgeous looking hotels. The furnishings are lovely, the bathroom was beautiful, the grounds are pretty...however, the River View had some flaws. First, the mattress was awful. Way too hard (no, not just firm, hard) and I found it almost impossible to get comfortable. Second, the water pipes made a sound like a fog horn, every time you, or the neighboring rooms, flushed a toilet or turned on a tap. This was awful! 2 am, 3am, this fog horn sound just reverberated throughout. Needless to say, I got little sleep. And for the price of a Sunday night's stay, I should have. Not too happy and would not stay at the River View again.

Amazing location, 10 min walk from downtown, & 5 min walk from the boardwalk. Room in side house was beautiful, staff is very accommodating, everything is clean and organized. Found my new spot, I will definitely be bringing the misses back. Didn't have to touch the car for 3 days & they have off street parking. All in all we both think their biggest area of improvement is their coffee in the morning. 5 out of 5 stars.

First of all, this place is not a hotel, it's a house that they rent the rooms. Reception is not available after 9 pm. There is no phone in your room. AC is so loud that you can't sleep without ear protection. There is a kitchen outside your room that people seating there and talking and it looks like they are in your room. Breakfast start at 8 AM and actually this the time that front desk should also start working but I went there at 8 AM to get a coffee. Nobody was there and coffee pot was empty and you can't call what's there a breakfast, it's just some old pastries. The water for the shower wasn't warm enough! I paid around $200 for this room. Generally terrible experience!
